Every feature, explained

Everything Bindr Home does today.

Grouped by the life of a home, from the build to the years after. Nothing here is planned or coming soon.

Core features come with every builder. Features marked Optional are switched on for the builders who want them.

The home assistant

Hearth

An assistant inside the homeowner's app that answers from their own home, not from the internet at large.

  • Answers from the home's record

Products with brand, model, serial, install date and installer; warranty dates; room finishes; open deficiencies; upcoming dates; who to call.

  • Reads the home's own manuals

The manuals and documents uploaded to the home are read page by page, and the answer names the page it used.

  • Your words first

Your articles, questions and coverage guide come before general knowledge, and general guidance is said as such.

  • Drafts the service request

A described problem becomes a drafted request with room, item and urgency filled in, plus what your coverage guide says about it. The homeowner reviews and sends it.

  • Your notices, word for word

Write what you tell homeowners about a kind of problem, by the age of the home. The app shows it under Hearth's answers and on the request form exactly as you wrote it, never reworded by the AI, and keeps what each homeowner read with their request.

  • Emergencies first

A gas smell, carbon monoxide, fire or flooding gets a fixed reply with your emergency lines before anything else, in English or in French.

  • What it could not answer

Questions Hearth had no answer for are listed for your office, so the next article you write is the one homeowners need.

  • Never decides coverage

It quotes what is stored and says the builder decides. Each homeowner's chats are private to them.

After possession

The homeowner's app

A private app for the home, in your brand, that the homeowner comes back to for as long as they own it.

  • Home

A drawing of their house, how many days of the current coverage remain, what needs attention, and what is new since their last visit.

  • Rooms and products

Every room and every product in it: brand, model, serial, install date, installer, manuals and warranty, with a button to copy the details.

  • Room finishes

Paint name, code and sheen, flooring, tile and grout, and what was left behind for touch-ups.

  • Behind the wallsOptional

Photos taken before the drywall went up, shown in each room, so the owner knows where the pipes and wires run.

  • Warranty timeline

Your program counted from the real possession date: each band, what has ended and what ends next, with every product's manufacturer warranty on the same page.

  • Is it covered?

Name the thing; the answer comes from your notes, the warranty years and the product's own warranty, and ends in Request service or Ask your builder.

  • Product registrationOptional

Every product to register with its manufacturer, nearest deadline first, with the details each form asks for ready to copy. Your office sees what is due across homes and can send a reminder.

  • Documents

Closing papers, manuals, care guides, the signed key-day record and the owner's own uploads, searchable, with a printable closeout package.

  • Care

Seasonal checks, maintenance due, shut-off locations, emergency lines, a move-in checklist and an upkeep log.

  • Calendar

Every date that matters, a calendar file for each, and a live feed their phone subscribes to.

  • Contacts and answers

You in your own words, then your team and trades with tap to call; your questions, a glossary, and search across the whole home.

  • Share and resale

A read-only link for an inspector, insurer or buyer that the owner can stop; a transfer certificate when the home changes hands, with its history kept.

  • English and FrenchOptional

The homeowner's app, Hearth and every email to the homeowner in Canadian French. You set the starting language; each homeowner can choose their own. What you write stays as you wrote it.

  • No app store

Opens in any browser and installs to the phone's home screen.

After possession

Service and warranty

From a homeowner's report to the work done, without a phone call in between.

  • A request that arrives complete

What is wrong first, then photos, urgency, and the mornings or afternoons the homeowner is home.

  • Emergencies reach a person

An emergency request alerts your site supervisor and your senior team at once, by email with the address and a link, and the office's board puts it first.

  • A tracker like a parcel

Received, with whom, visit booked, work done. Messages, photos added later, a visit confirmed or moved, a rating at the end.

  • The notice a program needs

The written notice a third-party warranty program asks for, pre-filled from the request.

  • Sorted for the office

By warranty tier and urgency; marked warranty, chargeable or goodwill; assigned in-house or to a trade, with a second attendee and a history of every change.

  • Warranty or billable, suggestedOptional

On each request the office sees whether it looks like warranty or billable, and why: the warranty dates, the item's own warranty and your coverage guide.

  • Paid repairsOptional

For work that is not covered, a quote of the trade's cost, your markup and tax; the homeowner approves or declines it in the app before anything is booked.

  • Maintenance plansOptional

Yearly plans you price; homeowners ask to join from their Care page, the office counts the visits, and a plan ends by itself when its year is over.

  • Signed off by the homeownerOptional

A repair ends with proof: your office reviews the trade's report and photo, the homeowner signs off on their phone or says it is not fixed, and a signed record goes into the home's documents. Nothing closes by itself.

  • Visits in two windows

Booked from the homeowner's own dates, with a warning when a person's day is already full. Everyone is told.

  • Files and email replies

Every request and deficiency keeps its files; replies by email land on the request with their attachments.

  • Work requests and purchase orders

Raised against a request or a deficiency and emailed to the trade with their link (or held to send later), approved by the right role, with a budget per home.

  • Each home's whole history

Every request and each step it took, deficiencies, visits, inspections, documents, upgrades and orders on one timeline per home, filtered by kind.

Before possession

Construction and key day

The record starts while the home is built, so it is complete on the day the keys change hands.

  • Floor plans as templates

Rooms, products, trades and warranty terms once; each address a copy in minutes. The first floor plan in one working session with us.

  • Import

Spreadsheets, Excel files and exports from tools like Buildertrend, Procore or BuildPro, row by row with warnings for what did not match.

  • Construction schedule

Built from your own list on working days; each trade is emailed only its own steps, with good-to-go notices and reminders a week ahead.

  • Schedule planningOptional

A step can wait for an earlier one with a gap of days; move a step and everything that waits for it moves too. One trade's steps across every home, with overlaps shown.

  • SelectionsOptional

What the buyer chose for each room, pasted in or typed, turned into the home's finishes and products in one click.

  • Daily site diaryOptional

One line per home per day, with the weather and what happened on site, built each evening.

  • The buyer follows the buildOptional

Before the keys, the buyer sees milestones from the schedule, photos you choose to share, key day and your updates. On key day the same sign-in opens the full record.

  • Weekly buyer updateOptional

Drafted each week from the site diary and the schedule; your office edits it and sends it.

  • Site time

Site supervision bookings and a team schedule by name and day.

  • Updates from site

Photo updates from the phone that are kept with no signal and sent later; any photo can be flagged as a deficiency.

  • Deficiencies

Per home, assigned to a trade or to a team member (who is emailed), and shared with the homeowner with their status.

  • Trade compliance

Each trade's liability insurance, WCB clearance and licence with expiry dates, a warning wherever work goes to a trade whose document has lapsed (requests, work requests, schedule steps, deficiencies), and reminders to the trade.

  • Inspection templates

Your own lists by stage: pre-drywall, pre-possession and the one-year review.

  • Key day on the phone

Each line marked with a photo, the homeowner signs on screen, and a PDF record lands in their documents and email the same hour. A signed inspection cannot change.

  • Possession certificate

Printed from the signed key-day inspection, with the incomplete and seasonal items already filled in.

  • Ready before the keys

A readiness list of what each home still needs, a review, and a welcome email under your name when the homeowner is linked.

Every day

The builder's office

One board for what needs a person, and the numbers behind it.

  • Today

Requests that cannot wait, today's visits, purchase orders to approve and steps with no one assigned. Nothing else.

  • Homes by stage

Each home's record, schedule, requests, inspections and documents in one place.

  • Trade scorecard and deadline watch

How fast each trade acknowledges, responds and finishes, their ratings, and every warranty window and registration deadline before it closes.

  • Reports

Requests by month, status, trade, room, product, community and floor plan; repeat issues; time to acknowledge and close; warranty, chargeable or goodwill; deficiencies by age; visits per person; costs for the roles that approve them. Every block downloads as a spreadsheet.

  • Trade invoices and holdbacksOptional

Trades invoice against their purchase orders; the holdback is kept on each, lien waivers are tracked, and the holdback is released when its period is over.

  • Spec-sheet readerOptional

Drop a manufacturer's PDF into your product library and the brand, model and warranty terms are read into a form for you to check before saving.

  • DivisionsOptional

Several divisions under one builder, each with its own name, logo, colour and contacts; the homeowner sees the division that built their home.

  • Settings you keep

Your brand, About, hours, emergency lines, response targets, team roles, product library, schedule list, coverage guide, questions, Hearth content, and a download of all your data.

  • Digest and bell

A weekly email of what is overdue, notifications as things happen, and an email to whoever is given a task or a deficiency by someone else.

On site

The field team

A phone-first view for site supervisors and service technicians.

  • A day at a time

Visits, tasks and site bookings with a week strip.

  • Each home one tap away

Its schedule, requests, tasks and inspections.

  • Camera first

Updates that work with no signal; a photo becomes a deficiency in one tap, or is marked as taken before the walls were closed.

  • From site to the office

Raise a task or a deficiency, follow a guide, run the key-day inspection.

Your trades

Trades work from a link

No account and no app for your trades, and every step still measured.

  • A personal link

Their work, purchase orders and schedule steps in your name, with the homeowner's photos and who to call.

  • Acknowledge and propose

They acknowledge a request and propose a visit; the office books it. Their link shows where else they are booked that day.

  • Report it done

With a note and files; the office closes it. Nothing happens by itself.

  • Invoices from the linkOptional

They send an invoice against a purchase order, with a lien waiver when you ask for one.

  • Dates and guides

Confirm schedule dates and read the guides attached to their steps.

Over the years

Staying in touch

Every message goes out under your name.

  • Emails at every step

Welcome, request received, visit booked, visit tomorrow, waiting on a part, a closer look, a new message, a file shared, request complete.

  • Recall notices

Find every home with an affected brand and model and send the owners a notice that also shows on the product in their app.

  • Seasonal notes

Written once, sent on the date you pick to the homes you choose.

  • Care digest and reminders

A monthly digest of what is due, and reminders before coverage ends.

  • Upgrades

Offers after possession that the homeowner approves with a typed name.

  • Surveys

Two short surveys, 30 days in and in month 11, with your own questions and a recommend score on your reports.

  • Published reviewsOptional

A public page of your survey results and the comments homeowners agreed to publish and your office approved.

Your way of working

Set up around your company

We shape Bindr Home to how your company already works, with you, and change it when you ask. Every change is recorded and can be undone.

  • Your own fields

The details your company tracks, added to homes, requests, deficiencies, products, trades and purchase orders, in English and French. They show on the forms, in reports, in your exports and through the API.

  • Your own words

Request categories, urgency wording, rooms, document categories and the reasons you pick from, named your way; the steps of a request and the wording of each email too.

  • Checklists and forms

Your own checklists and intake forms, with questions that appear only when they apply, photos and signatures, filled in on a phone on site or at the office.

  • Approval steps

Purchase orders, trade invoices, repair quotes and goodwill or chargeable calls go to the right people in order, by amount, with a stand-in when someone is away and a reminder when one waits too long.

  • Rules that do the routine

Checks before a request is closed or a visit is booked, and actions when something is created or changes, before a date or on a schedule: give it to a trade, set the urgency, add a task, send an email, tell the office.

  • A clock that pauses

A time-to-complete clock for requests that pauses on the steps you choose, such as waiting on a part, and escalates when it runs late.

  • Reports and dashboards

Your own reports and dashboards from your data, emailed on the day you choose with a spreadsheet attached.

  • Letters and certificates

Your own letters and certificates as branded PDFs, filled from the home's record: address, lot, enrolment number, possession date and more.

  • Roles like your team

Roles built from permissions to match your team, including who may approve an order and up to what amount, and what each role sees first on a request.

Underneath

Your brand, your data

The things a builder asks about before signing.

  • White-label

Your name, logo, colours and contacts on every screen and every email.

  • Your warranty program

Programs are data, not code: 1-2-5-10, 2-5-10, 1-2-7 or your own, with your province's rules.

  • Core and optional

Core features come with every builder. Optional features are switched on only for the builders who want them, and anything switched off disappears everywhere.

  • Kept apart

Every builder's data is separated in the database itself, not only on screen, and automated tests try to cross that line on every change.

  • Checked for weaknesses

The code and the software it uses are scanned for known weaknesses on every change, and the running app is scanned on a separate test copy, never on your data.

  • Backups, export, audit

Daily backups, a full export of your data any time, and a log of every change.

  • An open APIOptional

Read your homes, products, documents, requests, deficiencies, trades and team from your own software, and create homes, products, requests and deficiencies from it, with signed webhooks when things happen. Your office makes the keys.

  • Plain English

A privacy policy and terms written to say what the app actually does.

Questions people ask

What is Bindr Home?

Bindr Home is a home warranty and closeout app for new-home builders. The builder sets up each home once, and the homeowner gets a private, builder-branded app with every room, product, warranty, document and contact, plus service requests that reach the right trade.

Who is Bindr Home for?

New-home builders are the customer; their homeowners, office, field team and trades all use it. A homeowner sees their own builder's name, logo and contacts, not Bindr Home's.

Is it a home warranty?

No. Bindr Home is the software that manages the builder's own warranty program and the manufacturers' warranties on the products in the home. It does not sell or underwrite warranties.

Does the homeowner need to install an app?

No app store is needed. Bindr Home opens in any browser and can be added to a phone's home screen, where it behaves like an app.

What is Hearth?

Hearth is the assistant inside the homeowner's app. It answers from the home's own record (the products, the warranty dates, the builder's notes, FAQs and manuals, and the articles Bindr Home keeps about new homes) and says so when it is giving general guidance. When a homeowner describes a problem, it drafts the service request for them to review and send. It never decides coverage; the builder does.

Does it fit my province's warranty rules?

Yes. Warranty programs are set up per builder as data, not code: the coverage bands, their years, the claim windows and who handles what are yours. A 1-2-5-10, a 2-5-10, a 1-2-7 or a program of your own all work the same way.

Does it work with the software we already use?

Yes. Floor plans, products, trades and homes come in from spreadsheets or exports of tools like Buildertrend, Procore or BuildPro, and your own systems can read and add to your data through an open API and be told when things happen through webhooks.

Can it fit the way our company works?

Yes. We add the fields you track, your own checklists and forms, approval steps with spending limits, rules for the routine, your statuses and email wording, your reports, your letters and certificates, and roles that match your team. We set these up with you and change them when you ask; every change is recorded and can be undone.

Is it available in French?

Yes. The homeowner's app, Hearth and every email to the homeowner can be in Canadian French. The builder sets the starting language and each homeowner can choose their own. The office and field screens are in English.

Can we turn off what we do not use?

Yes. Core features come with every builder, and each optional feature is switched on only for builders who want it. A feature that is off disappears from every screen, email and link.

Where is Bindr Home based?

Winnipeg, Manitoba, Canada. It works for builders anywhere in Canada.
