Construction to possession

From the last inspection to the keys, and the same record after.

Handover is where the builder's information becomes the homeowner's. Bindr Home carries it across in one record: the schedule and inspections during the build, key day on a phone, and the binder the homeowner keeps.

In short

  • During the build: a construction schedule from the builder's own list, inspection templates by stage, deficiencies from a failed line or a field photo, and trade compliance checks.
  • On key day the pre-possession inspection (PDI or walkthrough) is done on a phone, a photo per line, and signed by the homeowner on screen.
  • The signed record is filed in the homeowner's documents and emailed the same hour; failed lines become deficiencies and the possession certificate prints from it.
  • A readiness list and a review make sure each home's record is complete before the homeowner is linked and welcomed.
  • After possession the same record carries on: deficiencies, the warranty clock from the real possession date, and every service request on one timeline.

Before possession

The record starts during the build. Each builder keeps its own schedule list; applied to a home it becomes dated steps on the builder's working days, each given to a trade or a team member. When the office marks the schedule good to go, everyone is sent only their own steps, and each gets a reminder a week before theirs starts.

Site supervisors work from a phone: their day, their homes, photo updates that save with no signal and send later, and a photo that can be flagged as a deficiency on the spot.

  • Inspection templates

Your own checklists by stage: pre-drywall, pre-possession and the one-year review, with a photo per line.

  • Deficiencies

A failed line becomes a deficiency with its photo, given to a trade or a team member, and tracked to done.

  • Trade compliance

Liability insurance, WCB clearance and licence with expiry dates, and a warning wherever work goes to a trade whose document has lapsed.

  • Schedule planningOptional

A step waits for an earlier one, moving a step moves what waits for it, and one trade's steps show across every home.

  • Selections into the recordOptional

The buyer's selections become the home's finishes and products, so the binder is filled as the house is.

  • The buyer follows the buildOptional

Milestones from the schedule, photos you choose to share and a weekly update your office reviews before it is sent.

  • Behind the wallsOptional

Photos taken before the drywall went up, kept in each room of the homeowner's record.

  • Daily site diaryOptional

One line per home per day, with the weather and what happened on site, built each evening.

Key day on a phone

Whether you call it the pre-delivery inspection (PDI), the walkthrough or the orientation, it is the moment the builder and the buyer agree on the condition of the home. In Bindr Home it happens on a phone or tablet: each line of your pre-possession template is marked, with a photo where it matters, and the homeowner signs on the screen.

The signed record becomes a PDF in the homeowner's documents and their email the same hour, and it cannot be changed afterwards. Failed lines become deficiencies. The possession certificate prints from the signed inspection, with the incomplete and seasonal items already filled in.

Ready before the keys

Each home shows a readiness list of what its record still needs: the possession date, the warranty program, the rooms and products, the documents. The closeout package's parts can be marked ready one by one. A completed home goes through a review, and only then is the homeowner linked to it and sent a welcome email under your name with how to sign in.

On possession day the homeowner already has everything: the rooms and products, the warranty timeline counted from that date, the documents, the signed inspection and the open deficiencies you chose to share.

After the keys, the same record

Nothing is re-entered at possession. The deficiencies from key day stay on the home and can be shared with the homeowner (all of them, the completed ones, the open ones or hand-picked) and closed as they are done. The warranty clock starts on the real possession date. The one-year review uses its own template.

Every home has one timeline of everything that happened to it, from the build log and inspections to each service request and the homeowner's own care: one record from construction to warranty, for as long as the home stands.

Questions people ask

What is a pre-delivery inspection (PDI)?

A PDI is the walkthrough of a new home that the builder and the buyer do together before possession, recording anything damaged, incomplete or missing. Ontario's program calls it the PDI; other builders call it the walkthrough, the pre-possession inspection or the orientation. In Bindr Home it is the pre-possession inspection template, signed by the homeowner on screen.

Can the homeowner sign on our own phone or tablet?

Yes. The site supervisor runs the inspection on their phone or a tablet, and the homeowner signs on the same screen. The PDF record goes into the homeowner's documents and email.

What happens to the items that fail at key day?

Each failed line becomes a deficiency with its photo and is given to a trade or a team member. The office decides which deficiencies the homeowner sees and marks them done as they are fixed.

Does Bindr Home replace our construction or accounting software?

No. Many builders keep their estimating, accounting and construction-management software. Bindr Home holds each home's record, the schedule steps given to trades and team members, inspections, deficiencies and warranty service, and it takes homes, products, trades and the schedule list from spreadsheets or exports of Buildertrend, Procore or BuildPro.

Can buyers follow the build before possession?

Yes, when the builder turns it on. The buyer sees milestones, the photos the builder chooses to share and weekly updates the office reviews before sending. On key day the same sign-in opens the full record of the home.
